Asrock Z890i Nova weird boot issue

Hi all,

Specs:
Intel 285k
Asrock Z890i Nova itx
G.Skill CUDIMM 8800mhz 1.45v (on MB QVL)
2 x Samsung 990 Pro 1tb
XFX 9070 XT Mercury Magnetic Air oc
Corsair SF1000

Latest BIOS (with intel 200s boost)
Latest drivers + latest windows updates.
Fresh install of Windows 11 Enterprise iot ltsc

Tested RAM with:
Memtest86 = pass both on gear 4 and gear 2 at XMP 1 = 8800mhz no issue
Prime95 1 hour of "IMC and RAM test" no errors
OCCT extreme data set stress test cpu and ram 1 hour no errors
Windows memory diagnostic tool - no errors
All with XMP 1 at 8800mhz 1.45v no issues it seems but it crashes at times in games
Elden Ring and Cyberpunk 2077.

Now when i suspect system is not fully stable i enable XMP-1 (8800mhz) and then manually lower the frequency to 8600mhz - 8400mhz - 8200mhz - 8000mhz - 7800mhz
And ALL FAILED to boot successfully system will boot twice then tells me "system could NOT boot normally due to my settings" it then boots third time to windows and get a severe RAM speed penalty ie 4600mhz.

Am i missing something? Normally you can enable XMP and lower the frequency to spot that sweet stable speed. But as previously said no matter what frequency speed i use it won't boot normally. Is there a setting i missed inside the BIOS?? Or is there something else i can do? Very weird that the BIOS wont allow me to use XMP and then lower the frequency...first time ever it happened....

Guidance or advise/help is very much appreciated.

PS

Enable XMP 1 (8800mhz) or XMP 2 (6400mhz) no issue booting.

Well it seems the CULPRIT is the LATEST BIOS that gives you the "Intel 200s Boost" with that BIOS i can NOT enable XMP and lower frequency no matter what.

So...i changed BIOS to the second latest BIOS and now i can adjust frequency with XMP....it booted straight away to OS with XMP-1 (8800mhz) but lowered it to example 8200mhz yet the cas timings are loose i can see that with latency from 77ns to 89ns so i have to tighten timings but first test for stability.
