MB beep code Basic memory 64K address check error

I am getting Basic memory 64K address check error. Specs are below. Computer is about 1 year and half old. Been running ok though i was getting an error for a while that would shut off the computer also a memory error, dont remember the error number. It hasnt done that for months. All the sudden the other day I turned it on and it beeped 3 times then shut down tried it again and finally it booted with 1 beep. it does it now everytime I boot it up. Any assistance would be welcome!

Swap the RAM sticks in each other's place. Clear CMOS, then boot and try updating BIOS. If you are able to update BIOS, reboot and clear CMOS once again.

It smells like RAM is starting to develop a cough. If the above don't help, try tearing it all down, the whole PC, and then rebuild it back bit by bit.
